The burgher house at Zámočnícka 9 dates to medieval Bratislava: a Gothic core, with Renaissance and Baroque layers added over the centuries. Walls up to a metre thick keep each residence quiet, cool and still.
Zámočnícka has been a craftsmen's quarter since the Middle Ages. A freehold address like this rarely reaches the market in the Old Town.

Zámočnícka began as a lane along the medieval ramparts and grew into one of the most storied streets of the Old Town. This is the ground the house has stood on.
The same doorway, the same cobbles. More than a century ago a horse and carriage waits on Zámočnícka, in front of the very house that still stands at No. 9.

Master locksmiths and blacksmiths build their houses and workshops along the wall. The street becomes Zámočnícka, the Street of the Craftsmen, a centre of metal craft at the heart of the city.
The Prašná bašta, one of only two bastions of the city fortifications still standing today, is raised in the moat directly beside the house at No. 9. It remains the building's immediate neighbour.
Pressburg becomes the capital of the Kingdom of Hungary and its coronation city. Over the next three centuries, eleven kings and queens are crowned minutes from this door, at St Martin's Cathedral.
The house grows from its Gothic core, enriched over the centuries with Renaissance and Baroque detail. Close by, the Red Crayfish, among the oldest pharmacies in the city, opens its doors.
The 2023-2026 reconstruction renewed the facade, foundations, roof and every system, created eleven residences, and left seven centuries of history standing.

Zámočnícka 9 sits in Bratislava's Old Town (Staré Mesto), on Zámočnícka, the historic Street of the Craftsmen, a two-minute walk from the Main Square and steps from St Michael's Gate.
Eleven residences and two commercial units, arranged across four levels, with a total floor area of 1,038.5 m² and a shared private garden of 126 m².
A full reconstruction between 2023 and 2026 renewed the facade, foundations, roof and the electrical, water and climate systems, and added a new elevator, which is rare in the historic centre.
Each residence is delivered as a refined shell with electric underfloor heating, a smart Legrand electrical installation, individual water and electricity meters and a fire-resistant entry door. Floor finishes, tiling, sanitary ware and interior doors are chosen by the buyer; a turnkey completion service is available.
Ceiling heights range from 2.7 metres in the apartments to as much as 6 metres in the attic duplexes, several of which feature exposed restored timber beams.
In the premium short-term rental segment of Bratislava's historic centre, comparable homes achieve gross yields of roughly 6-9%, and over 10% with premium positioning. Net returns of 5-7% are typical after operating costs.
